Expert advice when selling an apartment:

1. De-clutter and stage: a good rule of thumb is to remove at least 1/3 of your belongings and put into storage. Make sure you remove personal items such as family photos or other items that illicit a strong response and stand out. You want your home to showcase as an attractive clean slate where potential buyers can envision themselves living and making their own. Having a little help and advice from a professional home stager always makes a big difference as well and in most cases will more than reimburse the cost of the staging.

2. Price: Price your home according to the current market conditions. Make sure your home is priced according to the most recent sales within the building if it is an apartment and if there haven't been any or very many sales within the building look to comparable sales in the neighborhood. If you are selling a house, look at what the price per square foot is for similar homes in your neighborhood and how your home compares in terms of condition, location, and lot size.

3.Exposure: you want as many qualified, REAL buyers to see your home as possible. The best way to do this is hire a top notch real estate broker who knows the neighborhood, has a marketing budget to spend on advertising and showcasing your home with professional photos, online advertising, and mailings, who also has a great relationship with other top brokers.

4. Flexibility: having strangers constantly coming to see your home can be a drag but the more flexible you are allowing appointments at all hours and days the better chance you have of selling your home as quickly as possible. Allow yourself a little extra time each morning to tidy up your home and make it ready for any last-minute appointments.

5. Be Realistic: this is the toughest piece of advice. Home sellers are always biased to their person taste and style and undoubtedly can feel that their home is "better" or "nicer" than the comparable sales and therefore worth more. In today's market while a renovated home will certainly trade for more than an unrenovated home, it's good to keep your expectations in check and understand that there will be a price range within which you will likely receive offers but unless a buyer comes in and has your identical taste and simply falls in love with your home, the offers you receive are not likely to be substantially higher than the recent comparable sales.
