There is a ton of ways to sell your place quickly and for the best price- but so may people don't use these tips....so here you go:

 6: Hire a stager and declutter- I know your apartment is your home, but people want to imagine your home as theirs. A stager will be money well spent, I promise.

General notes what our stager and our team would suggest on a specific apartment....detail is so importnant:

-Apartment needs to be brighter—check to see if light bulbs can be 75 or 100W in fixtures and lamps.

-Fix closet doors so they close properly

Bedroom:

-remove bookcase and items near it

-remove leather chair and ottoman

-Remove things from behind door to the bathroom

-lighter colored duvet/bed cover (cream would be ideal as it matches better than white if possible)

Livingroom/Dining Room:

-remove items from under chairs next to TV unit (and if possible remove the two chairs flanking TV unit)

-remove items from under the desk

-remove mirror and shelf mounted to wall in hallway

-remove items from top desk unit

-remove items from top of tv

5: Have your apartment professionally photographed....an Apple I phone or Blackberry group of photos just won't do the trick.

4: Hire a professional floor plan architect- accuracy is so important.

3: Market, market, market- the more people that know about your property, the better.

Does your agent that you hired advertises on NY Times.com, Zillow, Trulia, DouglasEllliman.com, their blog, Facebook and Twitter?

If the answer is no, you have the wrong agent representing one of your biggest assets. The whole world in on the internet and so should your property!

2: Price your property correctly- gone are the days of choosing a price without doing comparative analysis.

1: Have fresh cut flowers, music at all of your open houses and make sure the beds are made and the apartment is spotless. If this point is not taken seriously, you are sure to leave money on the table at closing!!!!
